1. Booking & Payments
- A booking is confirmed once we have received the required payment and you receive written confirmation.
- You must be at least 18 years old to make a booking.

2. Check‑In & Check‑Out
- Check‑in is from 15:00
- Check‑out is by 12:00
- Early check‑in or late check‑out may be available by arrangement.
3. Cancellation
- If you need to cancel your stay, please contact us as soon as possible.
- Our cancellation policy will be provided at the time of booking and forms part of these Terms.
4. Use of the Property
- The property must only be used for holiday purposes.
- Maximum occupancy must not exceed 5 guests.
- No parties or events are allowed.
- Please respect the property, neighbours, and local area.
5. Damage & Cleanliness
- Guests are responsible for any damage, loss, or excessive cleaning required after their stay.
- A security deposit may be required and will be refunded after inspection.
6. Pets
- Pets are allowed.
- If pets are allowed, they must be agreed with us in advance and must not be left unattended in the property.
7. Smoking
- Smoking and vaping are not permitted inside the property.
- Smoking is only allowed in designated outdoor areas.
8. Liability
- We are not responsible for loss or damage to personal belongings during your stay.
- Guests must take care when using the property and its facilities.
- Nothing in these Terms limits our liability for matters for which it cannot legally be limited.
